Our approach is simple: use the right cleaning solution, plenty of water and the appropriate technique for the surface instead of relying on excessive pressure.

Every house wash begins with a pre-service property inspection and includes our AquaFlow Property Protection Protocol. We take the time to prepare the property, clean it properly and inspect our work when we’re finished.

What Is Soft Wash House Washing?

Soft washing is a low-pressure exterior cleaning method that relies on professional cleaning solutions, proper dwell time and water volume to remove organic growth and exterior buildup.

Instead of trying to blast algae and grime away with more pressure, we identify what we’re cleaning and use a process appropriate for the surface.

At AquaFlow, we think of it as cleaning with volume over pressure.

  • Professional cleaning solutionsMatched to the surface and buildup
  • Proper dwell timeGiven time to work before rinsing
  • Water volumePlenty of fresh water to rinse
  • Pressure where appropriateAdjusted to the surface, never by default

Pressure still has an important place in professional exterior cleaning. The key is knowing when to use it, how much to use and when chemistry is the better tool.

Comprehensive, not add-ons

What’s Included in an AquaFlow House Wash?

We want house washing to be simple. Our standard service is designed as a comprehensive exterior cleaning rather than a long list of small add-ons.

Depending on the construction and accessibility of your home, a typical house wash includes:

Exterior walls and stucco
Soffits and fascia
Exterior gutter faces
Trim
Garage doors
Entry and front porch areas
Bahama shutters
Accessible exterior surfaces around the home

Accordion shutter tracks are rinsed during the normal house wash. If you’d like the accordion shutters closed and individually cleaned, we can include that in your estimate.

Accessible lanai walls and ceilings can also be included. If personal belongings are blocking an area, we’ll generally ask that those items be moved so we can reach it.

What about the windows?

Windows are thoroughly rinsed as part of our house washing process.

For homeowners who want more than a thorough rinse, detailed exterior window cleaning can be bundled with your house wash.

Our five-step process

How AquaFlow Washes Your Home

Every house wash includes our AquaFlow Property Protection Protocol.

  1. Step 1 · Inspect

    We inspect the property.

Before cleaning begins, we walk the property, evaluate the surfaces we’re cleaning and identify existing conditions or unusual staining that may require additional attention.

Relevant conditions are documented before work begins.

  2. Step 2 · Protect

    We protect the property.

Every house wash includes our AquaFlow Property Protection Protocol.

We prepare sensitive exterior areas and thoroughly pre-wet surrounding landscaping. Plants and other areas around the home continue to be monitored and cared for throughout the cleaning process.

Protection procedures are adjusted to the property and the type of cleaning we’re performing.

  3. Step 3 · Treat

We apply the appropriate cleaning solution.

We use a professional cleaning solution selected for the surface, buildup and conditions we’re treating.

The solution is given appropriate time to work, with additional applications or spot treatment when needed.

  4. Step 4 · Rinse

    We thoroughly rinse.

The home, windows and surrounding areas are thoroughly rinsed with fresh water. Landscaping continues to receive attention throughout the rinse and post-cleaning process.

  5. Step 5 · Inspect & finish

    We inspect our work.

Before we’re finished, we inspect the property again and address areas that need additional attention.

We don’t consider the agreed-upon job complete until it meets our standards and you’re satisfied with the result.

Our Property Protection Protocol

Taking care of your property is part of the service—not an optional upgrade.

AquaFlow’s Property Protection Protocol starts before cleaning begins and continues throughout the job. It includes inspecting the property, preparing sensitive exterior areas, caring for landscaping before, during and after cleaning, carefully controlling the cleaning process and completing a final inspection.

Every property is different, so the exact protection procedures are adjusted to the home and work being performed.

What Does House Washing Remove?

House washing is particularly effective at removing common organic growth and exterior buildup such as:

  • Green algae and similar organic growth
  • Mildew-type buildup
  • Dirt and grime
  • Cobwebs
  • Many insect-related residues
  • General environmental buildup

But not every stain on a home is the same.

What about rust, irrigation stains and oxidation?

Rust, widespread irrigation staining, oxidation, mineral deposits, deteriorated coatings and other specialty conditions can require a different treatment than a standard house wash.

Minor staining can sometimes be addressed during the normal service. More significant conditions are evaluated separately so we can determine the appropriate treatment.

If something doesn’t respond like normal organic buildup, we don’t simply increase the pressure. We identify what we’re dealing with first.

If we see a condition that house washing isn’t designed to correct, we’ll explain it rather than promise a result we can’t reasonably deliver.

How Much Does House Washing Cost?

Your exact price depends on the size and layout of the home, number of stories, exterior condition, accessibility and the areas being cleaned.

  • Size & layout
  • Number of stories
  • Exterior condition

We don’t price solely from advertised living square footage. A home’s listed square footage may not account for garages, lanais and other exterior areas that affect the actual scope of cleaning.

If you’re having additional exterior cleaning completed during the same visit, ask about bundled pricing.

House Washing FAQs

Questions about your home? Call (772) 448-1670 — you’ll reach the owner.

How long does it take to wash a house?

Every property is different, so we don’t rush a cleaning to meet an arbitrary time limit.

Home size and layout, accessibility, exterior condition and areas requiring additional attention can all affect the amount of time needed. Our priority is completing the work properly.

Can you wash my house if it’s raining?

Light or scattered rain doesn’t automatically mean your service needs to be canceled.

We work around changing weather whenever conditions allow. If weather prevents us from safely or properly completing the job, we’ll prioritize returning when conditions allow or reschedule the remaining work as soon as practical.

Do I need to be home?

No. As long as we have the access needed to perform the work, you don’t need to stay home during your house wash.

We’ll notify you when we’ve arrived, keep you updated as the work progresses and let you know when the job is complete.

What do I need to do before you arrive?

Very little.

Make sure all windows are completely closed and move vehicles away from the immediate cleaning area when requested. If there’s something around your home that needs special attention, let us know.

We’ll handle reasonable preparation ourselves whenever possible.

If roof cleaning is also being performed, vehicles must be moved out of the driveway before cleaning begins.

Do you use bleach to wash houses?

Our professional cleaning blends may contain sodium hypochlorite—the same active cleaning ingredient found in household bleach—when it’s appropriate for the surface and type of organic growth we’re treating.

That doesn’t mean we’re simply spraying household bleach on your home.

Professional exterior cleaning involves selecting and adjusting the cleaning process for the surface and conditions, controlling the application, thoroughly rinsing afterward and following the appropriate property and plant-protection procedures throughout the service.

We believe you deserve a straightforward answer about what’s being used on your property and why.

Is soft washing better than pressure washing for a house?

They’re different tools for different situations.

For many exterior house surfaces, soft washing allows the cleaning solution and water to do the work without unnecessary pressure. When pressure is appropriate, it should be adjusted for the surface being cleaned.

The better question is: What are we cleaning, what’s causing the discoloration and what process is appropriate for that surface?

That’s how AquaFlow approaches the job.

How often should a house be washed?

There isn’t one cleaning schedule that’s right for every home.

Shade, surrounding vegetation, moisture, irrigation and how quickly organic growth returns can all affect cleaning frequency.

For more detail, read our homeowner’s guide: How Often Should You Wash Your House in Florida?

Can I combine house washing with other services?

Absolutely.

AquaFlow offers bundled pricing when multiple exterior cleaning services are completed during the same visit. Tell us what you’d like cleaned and we’ll help determine the most practical combination.
