How Often Should You Wash Your House in Florida? A Homeowner’s Guide

Florida homes can develop exterior buildup surprisingly quickly. Heat, moisture, shade, landscaping, irrigation and frequent rain all affect how quickly a clean exterior begins showing green organic growth, cobwebs and staining again.

But that doesn’t mean every Florida home needs to be cleaned on exactly the same schedule.

How Often Should You Wash Your House in Florida?

Quick answerAquaFlow recommendation

AquaFlow recommends evaluating your home’s exterior about every six months if you want to keep it consistently clean. Many Florida homes should receive a professional house wash about once per year, but shade, landscaping, irrigation, moisture and how quickly organic growth returns can shorten that schedule.

Property conditionGood starting point
Proactive maintenanceEvaluate about every 6 months
Typical annual maintenanceAbout once per year
Heavy shade or recurring growthInspect sooner
Visible growth already returningDon’t wait for the calendar

The important part is that your property determines the schedule—not just the calendar.

A home with plenty of sunlight and airflow may stay clean much longer than one surrounded by landscaping and shaded for much of the day.

Why Do Florida Homes Get Dirty So Quickly?

Florida provides many of the conditions that allow exterior organic growth to develop.

Moisture, humidity, temperature, sunlight and airflow can all influence conditions on exterior surfaces. Landscaping close to a home can also restrict airflow and create higher-humidity areas around exterior walls.

That helps explain something we regularly see while cleaning homes around Port St. Lucie and the Treasure Coast:

Common problem areas include:

  • shaded and north-facing walls
  • soffits and eaves
  • exterior window sills
  • lower walls behind shrubs and landscaping
  • corners with limited airflow
  • areas exposed to irrigation
  • shaded stucco surfaces

This is why a universal cleaning interval doesn’t work for every Florida property.

Why Does the North Side of My House Turn Green First?

This is one of the most common patterns we see in the field.

North-facing and heavily shaded portions of a home generally receive less direct sunlight and can remain damp longer after rain, irrigation or morning moisture.

That can create conditions where visible organic growth returns sooner than it does on sunnier areas of the home.

You might have one wall beginning to turn green while another side of the same house still looks relatively clean.

That doesn’t necessarily mean the whole property suddenly needs aggressive cleaning.

It means the home is showing you where buildup returns first—and those areas can help determine the right maintenance schedule.

Why AquaFlow Recommends Approximately Six-Month Maintenance

AquaFlow’s six-month recommendation isn’t a universal rule for every Florida home.

It’s our proactive maintenance recommendation for homeowners who want to keep their exterior consistently clean instead of waiting for substantial buildup to return.

There is also a practical cleaning advantage to addressing buildup earlier.

Maintenance Cleaning vs. Recovery Cleaning

We think about exterior cleaning in two different ways.

Maintenance cleaning

Maintenance cleaning addresses buildup as it begins returning.

Recovery cleaning

Recovery cleaning happens after enough time has passed that heavier buildup has accumulated and the exterior noticeably needs cleaning.

When a property is maintained regularly, there is generally less accumulated organic growth to address. That can often allow us to use a less aggressive cleaning approach.

When heavier buildup develops, properly treating the surface may require adjustments such as stronger cleaning solution, additional dwell time, repeated applications or targeted treatment.

That doesn’t mean every home that waits 12 or 18 months will require stronger chemistry. Every property is different.

It means that addressing buildup earlier can often make the cleaning process simpler.

Our philosophy is straightforward: maintain the property before you have to recover it.

Regular Maintenance and Property Protection

Property protection matters during every house wash, whether the exterior has light buildup or hasn’t been cleaned in quite some time.

As cleaning requirements become more aggressive, controlling the cleaning process and protecting the surrounding property become even more important.

AquaFlow performs a pre-service inspection and follows our AquaFlow Property Protection Protocol.

AquaFlow Property Protection Protocol

Depending on the property and conditions, that can include:

  • pre-wetting landscaping and sensitive areas
  • protecting exterior outlets, doorbells and other vulnerable areas
  • keeping landscaping wet before, during and after cleaning
  • controlling when cleaning solution or fresh water is flowing
  • selecting solution strength appropriate for the conditions
  • thoroughly rinsing the home
  • using neutralizer around sensitive landscaping when appropriate
  • completing a final property check

We also follow another simple principle:

Volume Over Pressure

Professional exterior cleaning shouldn’t rely on increasing pressure every time something is difficult to clean.

The appropriate cleaning solution, dwell time and water volume should do the work.

Maintaining lighter buildup can often help us accomplish that cleaning with a less aggressive approach.

Can Regular House-Washing Maintenance Save Money?

For AquaFlow maintenance customers, it can.

A heavily soiled exterior may require more cleaning solution, additional applications or more labor than a property that has been regularly maintained.

AquaFlow is developing recurring Property Care options designed to make proactive exterior maintenance easier and more predictable for homeowners.

Instead of:

  1. Clean
  2. wait until heavily soiled
  3. recover
  4. repeat

the goal becomes:

  1. Clean
  2. monitor
  3. maintain

That can make exterior maintenance more predictable while helping keep the home consistently clean.

Maintenance Doesn’t Mean Rewashing Everything Unnecessarily

A maintenance schedule doesn’t mean every surface receives the exact same treatment every time we’re on the property.

When AquaFlow is on-site for scheduled property maintenance, we can evaluate how the exterior is holding up.

Depending on what we find, maintenance may include removing cobweb buildup around the eaves and spot-treating areas where organic growth has started to return.

Some areas may need attention sooner than others.

That’s normal.

The goal isn’t to clean something simply because the calendar says so. It’s to maintain the property based on its actual condition.

How Do You Know Your House Needs Cleaning Sooner?

You don’t need to wait until the entire exterior turns green.

If these conditions are returning before your normal cleaning date, the property may benefit from a shorter maintenance interval.

But there’s an important distinction:

Not every exterior stain means your house simply needs another house wash.

Not Every Stain on a Florida Home Is the Same

Identifying what you’re looking at matters.

Organic growth

Green or dark organic buildup can often be addressed through normal professional house-washing methods.

Normal house washing

Irrigation staining

Orange staining may be associated with iron in irrigation water and can require dedicated stain treatment.

Dedicated stain treatment

Gutter tiger striping

Dark vertical streaks on gutter faces may require gutter brightening rather than another standard house wash.

Gutter brightening

Oxidation

A faded or chalky-looking painted surface can indicate deterioration of the finish rather than ordinary surface dirt.

Finish condition — evaluate first

That’s one reason AquaFlow starts with an inspection instead of assuming every discoloration needs stronger pressure or more cleaning solution.

Organic growthoxidationirrigation staininggutter tiger stripingOrganic growth ≠ oxidation ≠ irrigation staining ≠ gutter tiger striping.

Different conditions can require different treatments.

What About Stucco Homes?

Stucco is common throughout Florida and throughout Port St. Lucie and the Treasure Coast.

Cleaning stucco doesn’t mean attacking the surface with excessive pressure.

AquaFlow uses cleaning solution, dwell time and water volume appropriate for the surface and conditions.

Again, our approach is:

Volume over pressure.

Older or oxidized finishes also need to be identified before cleaning because discoloration isn’t always sitting on top of the paint. In some cases, the condition of the finish itself affects what results are realistically possible.

Homeowners often search for how frequently they should pressure wash their house, but professional house washing doesn’t necessarily mean relying on high pressure on painted or stucco exterior surfaces.

Is Once a Year Enough in Florida?

For some homes, yes.

Annual house washing can be a reasonable schedule when the exterior stays relatively clean throughout the year.

Other homes show noticeable organic growth much sooner because of shade, landscaping, moisture, irrigation exposure or other property-specific conditions.

If your house is visibly developing buildup eight months after it was cleaned, there’s little benefit in ignoring it for another four months simply because the annual cleaning isn’t due yet.

Use the condition of the property as your guide.

Is Every Six Months Too Often?

Not necessarily.

Six-month maintenance doesn’t mean repeatedly performing an aggressive whole-house cleaning when the property doesn’t need one.

It means evaluating the exterior regularly and treating what actually needs attention with the appropriate method.

The objective isn’t to clean your house as frequently as possible.

It’s to clean and maintain it as often as necessary to keep the property in the condition you want.

What’s the Best Time of Year to Wash a House in Florida?

There isn’t one perfect month for every Florida home.

The condition of the property is generally more useful than waiting for a particular season.

If visible organic growth has already returned, allowing it to continue accumulating for several more months simply to reach a supposed ideal cleaning season usually doesn’t make sense.

Weather can affect scheduling, of course.

AquaFlow can often work through light or scattered showers when conditions allow. Lightning or unsafe weather may require us to pause, reschedule or return to complete the work.

Your Home Is Worth Maintaining Before It Looks Neglected

For many homeowners, their home is their largest financial investment.

Exterior maintenance doesn’t have to begin only after the property looks neglected.

Homeowners routinely maintain landscaping, HVAC systems and other parts of their property instead of waiting until they are in poor condition.

The exterior can be approached with the same mindset.

That doesn’t mean cleaning surfaces unnecessarily.

It means recognizing when buildup is returning and addressing it before the entire exterior becomes heavily soiled.

How Often Should You Wash Your House in Port St. Lucie?

For Port St. Lucie homeowners, AquaFlow uses the same starting point:

Evaluate the exterior approximately every six months for proactive maintenance, with about once per year serving as a reasonable general cleaning interval for many homes.

Then let the property determine what happens next.

A shaded stucco wall surrounded by landscaping may develop buildup much sooner than an open wall receiving plenty of sunlight and airflow.

A Simple Way to Decide

Consider six-month maintenance if:

You want the exterior consistently clean, notice organic growth returning within the year, have significant shade or landscaping, or prefer addressing buildup before it becomes heavy.

Annual cleaning may be enough if:

Your exterior remains relatively clean throughout the year without significant organic growth returning between cleanings.

Don’t wait for the calendar if:

Visible growth, cobweb buildup or other exterior conditions are already returning.

And if the discoloration doesn’t look like normal organic growth, have the condition identified before assuming another standard house wash will solve it.

Frequently Asked Questions

How often should a house be washed in Florida?

AquaFlow recommends evaluating the exterior approximately every six months for proactive maintenance. Many Florida homes can be professionally washed about once per year, while shade, landscaping, irrigation, moisture and recurring organic growth may require attention sooner.

How often should you soft wash a house in Florida?

There isn’t one interval for every property. Approximately six-month evaluations work well for proactive maintenance, while annual cleaning may be sufficient for homes that remain relatively clean throughout the year.

Is once a year enough to wash a Florida house?

For some homes, yes. Properties with heavy shade, dense landscaping, recurring moisture or organic growth may need attention sooner.

Is every six months too often to wash a house?

Not necessarily. Six-month maintenance doesn’t mean unnecessarily performing the same aggressive cleaning every visit. The exterior can be evaluated and maintained according to its actual condition.

Why does the north side of my house turn green?

North-facing and shaded areas generally receive less direct sunlight and can remain damp longer, creating conditions where visible organic growth may develop sooner.

Does waiting longer make a house harder to clean?

It can. Heavier buildup may require adjustments to solution strength, dwell time, additional applications or targeted treatment. Waiting longer does not automatically mean stronger treatment will be required because every property is different.

Will house washing remove irrigation rust?

Not necessarily. Orange irrigation staining may be associated with iron in irrigation water and can require dedicated stain treatment rather than a normal house wash.

Should stucco be pressure washed?

Professional stucco cleaning doesn’t require relying on excessive pressure. AquaFlow uses cleaning solution, dwell time and water volume appropriate for the surface and condition.

Does AquaFlow offer recurring exterior maintenance?

AquaFlow is developing Property Care options for homeowners who want to maintain their exterior on a regular schedule rather than waiting for heavy buildup to return. Ask us about current maintenance options when requesting an estimate.

Keep It Clean Instead of Waiting for It to Get Dirty

The best house-washing schedule isn’t necessarily the longest amount of time you can go between cleanings.

It’s the schedule that makes sense for your home and how you want to maintain it.

For many Florida homeowners who want their exterior consistently clean, evaluating the property approximately every six months is a practical proactive-maintenance approach.

For others, annual cleaning may be enough.

Watch where growth returns first. Pay attention to shade, landscaping, irrigation and moisture. And don’t assume every stain requires the same treatment.
