Most roof stains in South Florida aren’t dirt — they’re living organisms. Gloeocapsa Magma, a dark-pigmented algae, feeds on the limestone in your shingles and the moisture in your tile. Mold and mildew thrive in our humidity. Lichen takes root in porous surfaces.
High-pressure water doesn’t kill any of it. It just blasts the surface layer off — and takes granules, paint, and years of roof life with it. That’s why insurance companies deny claims on roofs that were pressure washed.
Soft washing is different. We apply a specialized, biodegradable cleaning solution at low pressure that kills algae, mold, and mildew at the root — not just the surface. The organisms die, the stains rinse away, and your roof stays intact.
This is the method recommended by ARMA (Asphalt Roofing Manufacturers Association) and every major shingle and tile manufacturer. It’s the only method we use.
EVERY ROOF TYPE
Each material gets a tailored approach — never a one-size-fits-all blast.
The dominant roof type across Jupiter, Palm Beach Gardens, and Tequesta. We clean tile without cracking, chipping, or voiding manufacturer warranties. Our low-pressure method lifts algae and black streaks while preserving the tile’s protective surface.
Common on Mediterranean and Spanish-style luxury homes. Barrel tiles are fragile — one wrong step or too much pressure cracks them. We use roof-safe equipment, walk only on load-bearing points, and clean at pressures safe for barrel profiles.
The ARMA-recommended method for shingle roofs: soft wash only. High pressure strips granules and voids warranties. Our solution kills Gloeocapsa Magma — the algae that causes black streaks — at the root. Shingles come clean without losing a day of life.
Standing seam and corrugated metal roofs develop oxidation, mildew, and algae in Florida’s climate. We clean metal surfaces without scratching the finish or compromising protective coatings.

OUR PROCESS
Every roof cleaning follows the same four-step standard.
1
We inspect every plane of your roof from the ground and from safe vantage points — identifying the stain types, material condition, and any areas that need special attention before we begin.
2
All landscaping below the roofline gets pre-soaked and tarped. Patio furniture, pool equipment, and cars are covered or moved. We protect everything before a drop of solution touches the roof.
3
We apply our biodegradable soft-wash solution at low pressure. It kills algae, mold, and mildew at the root. Some stains rinse away immediately; others fade over 2-4 weeks as dead organisms release from the surface.
4
We walk the perimeter with you, verify every plane looks right, rinse and neutralize all landscaping, and leave the property spotless. We don’t leave until you’re satisfied.
Will the chemicals kill my plants?
No. We pre-soak all landscaping before treatment and apply a neutralizing rinse after. Our solution is biodegradable and plant-safe when diluted — which is exactly what the pre-soak ensures. In thousands of roof cleans, we’ve never damaged a plant.
My HOA says I need my roof cleaned or I’ll get fined. Can you help with that?
Yes — and we hear this constantly. HOA compliance letters are one of our most common triggers. We’ll clean the roof, document the results with before/after photos, and provide a completion certificate you can submit to your board. We work with HOAs across Stuart, Jupiter, Palm Beach Gardens, and the entire Treasure Coast.
How long does a roof cleaning last?
In South Florida’s climate, most roofs stay clean for 2-3 years after a professional soft wash. Shaded roofs or north-facing planes may develop new growth sooner. We’ll give you a realistic timeline based on your specific roof and exposure.
Will it void my roof warranty?
No — soft washing is the manufacturer-recommended method. Pressure washing voids warranties. We never use high pressure on any roofing material.
Some stains didn’t come off completely. Did it not work?
Some biological stains — especially heavy lichen or deep-set algae — don’t rinse away on contact. The organisms are killed during treatment, and the stains fade and wash away with rain over 2-4 weeks. This is normal and expected. If anything doesn’t resolve within 30 days, call Adam directly and we’ll come back.

Most homeowners pair roof cleaning with one or more of these. One visit, one crew, one standard.
Remove the black tiger stripes from gutters and fascia while the roof crew is already on-site.
Once the roof is done, tackle the driveway, pool deck, and walkways below with precision pressure washing.
Soft washing uses low-pressure water combined with a specialized biodegradable cleaning solution that kills algae, mold, and mildew at the root. Unlike pressure washing, which strips granules from shingles and cracks tiles, soft washing cleans without any risk of damage. It’s the only method recommended by ARMA and every major roofing manufacturer.
Most residential roof cleanings take 2-4 hours depending on roof size, pitch, and stain severity. We schedule a specific window and arrive on time — no vague ‘morning or afternoon’ slots.
No. We cover pools, hot tubs, and water features before treatment. If your pool is immediately adjacent to the roofline, we coordinate timing to minimize any contact. The solution is biodegradable and neutralized during our post-treatment rinse.
Roof cleaning is priced by square footage, pitch, and stain severity. Most single-family homes in our service area range from $350-$800. We provide exact quotes — no ranges or surprises — after reviewing your property.
No — as long as we have water access and clear access to the perimeter of your home. We’ll send before/after photos and a completion notification when we’re done.
Those black streaks are Gloeocapsa Magma — a dark-pigmented algae that feeds on the limestone filler in shingles and the calcium in tile. It’s not dirt and it won’t come off with rain or a garden hose. Soft washing kills it at the root and prevents regrowth for 2-3 years.
Yes. We clean flat, low-slope, and commercial roofing systems including TPO, modified bitumen, and built-up roofing. Contact us for commercial roof cleaning quotes.

Our HOA gave us 30 days to clean our roof or face fines. Adam got us scheduled within a week and the roof looks incredible — like it was just installed. The board approved it immediately.
