Your House Doesn’t Have to Look Dirty to Be Ready for a Wash

If you’ve started noticing green buildup on one side of your house, dark areas around the bottom of the stucco, dirty soffits, cobwebs around the eaves or buildup around your windows, you’re seeing the same conditions we regularly find on homes throughout Port St. Lucie.

And one side of the house often gets dirty before the others.

In our experience cleaning Port St. Lucie homes, north-facing walls are commonly among the first areas to show visible algae and organic growth. Shaded areas behind shrubs and landscaping can also develop heavier buildup because they receive less sunlight and airflow.

Florida’s exterior conditions don’t affect every part of a home equally.

That’s why AquaFlow looks at the whole property before we start cleaning.

The local pattern

Why Do Port St. Lucie Homes Get Green So Quickly?

Warm temperatures, moisture, frequent rain, irrigation, shade and Florida humidity can all contribute to exterior buildup.

But what matters to a homeowner is where that buildup actually shows up.

  1. North-facing & shaded areas
  2. Retained moisture
  3. Visible organic buildup

North-Facing & Shaded Walls

One of the most common patterns we see is heavier green organic growth on north-facing portions of the home.

These areas generally receive less direct sunlight and can remain damp longer than more exposed surfaces.

Stucco Behind Landscaping

Shrubs and established landscaping can create shaded areas with reduced airflow.

We frequently see heavier buildup along the lower portions of stucco walls behind or near landscaping.

Soffits, Eaves & Corners

Protected areas around soffits, eaves, corners and entryways commonly collect dirt, cobwebs, spider webbing and insect-related buildup.

Windows & Screens

Exterior window frames and sills can collect dirt and organic growth. We also see buildup developing in the space between exterior screens and the glass when those areas haven’t been cleaned regularly.

These aren’t unusual problems in Port St. Lucie. They’re the reason routine exterior maintenance makes such a noticeable difference.

Stucco House Washing in Port St. Lucie

Stucco is the exterior surface we encounter most often when washing homes around Port St. Lucie.

It also isn’t something we believe should simply be blasted with more pressure when it gets dirty.

AquaFlow uses professional soft-washing equipment and adjusts the cleaning approach to the surface and conditions we’re dealing with.

Our philosophy is simple:

Volume Over Pressure

Let the proper cleaning solution, dwell time and water volume do the work instead of relying on unnecessary pressure.

That’s especially important when we’re working around painted stucco, trim, soffits, windows, landscaping and the other surfaces that make up the exterior of your home.

Realistic expectations

Not Every Stain on Your House Is the Same

This is one of the biggest reasons we inspect a property before cleaning it.

A green wall, chalky paint, orange irrigation stain and black gutter streak aren’t necessarily four versions of the same problem.

They can require very different expectations and treatments.

Algae & Organic Growth

Green and dark organic buildup

Addressed by a normal house wash

Common on shaded stucco and around landscaping

More detail about Algae & Organic Growth

Green and dark organic buildup is common on shaded stucco, around landscaping and in areas that stay damp longer.

This is the type of buildup a normal house wash is primarily designed to address.

Oxidation

Faded surface or chalky residue

Evaluated first

Shouldn’t automatically be treated like algae

More detail about Oxidation

If an exterior surface looks faded or leaves a chalky residue, we may be looking at oxidation rather than ordinary dirt.

Oxidation involves the condition of the coating itself and shouldn’t automatically be treated like algae.

Irrigation & Rust Staining

Orange irrigation or rust staining

Evaluated first

Significant staining can require a dedicated stain-removal treatment

More detail about Irrigation & Rust Staining

We regularly encounter irrigation-related staining around Florida properties.

Small common stains may sometimes be addressed during cleaning, while significant irrigation or rust staining can require a dedicated stain-removal treatment.

Gutter Tiger Striping

Dark vertical streaks on the gutter face

Evaluated first

Established striping can require separate gutter brightening

More detail about Gutter Tiger Striping

Those dark vertical streaks running down the face of gutters are commonly called tiger stripes.

A normal house wash cleans the exterior gutter face, but established tiger striping can require a separate gutter-brightening process.

We’ve also seen older gutter finishes where staining and deterioration have progressed to the point that cleaning cannot completely restore the original appearance.

We’ll tell you what we’re seeing before promising what a cleaning can accomplish.

Before cleaning starts

We Inspect Before We Wash

AquaFlow doesn’t arrive and immediately start spraying.

Before cleaning, we walk the exterior and look at the surfaces, existing conditions and anything that may require additional protection.

When appropriate, existing conditions are documented with photos.

That gives us an opportunity to identify potential issues before cleaning starts instead of explaining them afterward.

We’re looking for things such as:

  • Organic growth and algae
  • Oxidation or deteriorating coatings
  • Irrigation and rust staining
  • Gutter tiger striping
  • Sensitive landscaping
  • Exterior electrical components
  • Windows, doors and entry points
  • Areas requiring a different cleaning approach

The AquaFlow Property Protection Protocol

Cleaning the house is only half the job. Protecting everything around it matters too.

Before applying cleaning solution, we protect sensitive exterior areas such as outlets, doorbells, locks and other components as appropriate.

Landscaping is pre-wet and kept wet throughout the cleaning process.

Our professional soft-wash system allows us to remotely switch between cleaning solution and fresh water so we can manage application, rinsing and property protection throughout the job.

Depending on the property and conditions, we can also use additional landscape-protection or neutralization measures.

Our basic process is:

  1. 1. Inspect

We evaluate the property and document important existing conditions.

  2. 2. Protect

Sensitive exterior areas and landscaping are prepared before cleaning.

  3. 3. Apply

The appropriate cleaning solution is applied and allowed proper dwell time.

  4. 4. Rinse

The exterior and surrounding areas are thoroughly rinsed.

  5. 5. Final Check

We inspect our work and address areas requiring additional attention.

What’s Included With House Washing?

Our goal is to clean the exterior of the home as a whole—not just spray the green spots you can see from the driveway.

A typical AquaFlow house wash can include:

  • Exterior stucco and walls
  • Soffits and fascia
  • Exterior gutter faces
  • Garage doors
  • Entry doors and front porch
  • Exterior window frames and sills
  • Thorough rinse of exterior glass
  • Bahama shutters
  • Accordion-shutter track rinse
  • Accessible exterior trim

Lanai walls and ceilings can also be included when readily accessible or when personal belongings have been moved away from the cleaning area. If AquaFlow needs to move personal belongings to access those areas, additional labor may apply.

How Often Should You Wash Your House in Port St. Lucie?

AquaFlow’s General Recommendation

Approximately Every 6 MonthsProactive maintenance
Once Per YearMinimum general recommendation

Your property’s actual condition should ultimately determine the schedule.

For homeowners who want to maintain a consistently clean exterior, AquaFlow recommends house washing approximately every six months.

At a minimum, we generally recommend cleaning the exterior once per year.

GuideHow Often Should You Wash Your House in Florida? A Homeowner’s Guide

Why the difference?

A home with significant shade, dense landscaping, a north-facing wall that stays damp or frequent irrigation exposure can begin showing buildup faster than a more open property with greater sunlight and airflow.

You don’t necessarily have to wait until the entire house looks dirty.

Regular maintenance helps address buildup while it’s developing rather than waiting for the exterior to become heavily soiled.

Local House Washing From a Firefighter-Owned Port St. Lucie Company

AquaFlow Pro Wash is a local, firefighter-owned exterior cleaning company.

We’ve washed homes throughout Port St. Lucie, and one thing becomes obvious when you work on enough properties here:

No two homes weather exactly the same way.

One home may have heavy growth behind mature landscaping.

Another may have a north-facing stucco wall turning green while the front still looks clean.

Another may have gutter tiger striping, irrigation stains or aging paint that needs to be identified before anyone promises that washing will restore it.

Our approach is straightforward:

Look at the property first. Protect it properly. Use the appropriate cleaning method. Take the time to do the job right.

That’s the AquaFlow standard.

Port St. Lucie FAQ

Frequently Asked Questions

Questions about your home? Call (772) 448-1670.

Why does the north side of my Port St. Lucie house turn green?

North-facing and heavily shaded walls generally receive less direct sunlight and can stay damp longer. On homes we clean around Port St. Lucie, these are commonly among the first areas where we notice visible algae and organic growth.

Is soft washing safe for stucco?

Stucco is the exterior surface we encounter most often around Port St. Lucie. Instead of relying on excessive pressure, AquaFlow uses professional cleaning solutions, appropriate dwell time and water volume. We also inspect the condition of the surface and coating before cleaning.

How often should I have my house washed?

For homeowners who want to maintain a consistently clean exterior, AquaFlow generally recommends house washing about every six months. At minimum, we recommend approximately once per year. Shade, landscaping, irrigation, sun exposure and how quickly buildup returns can affect the ideal schedule for an individual home.

Is gutter brightening included with house washing?

Normal house washing cleans and rinses exterior gutter faces. Established tiger striping can require a separate gutter-brightening treatment. We’ll evaluate the condition of the gutters and explain what can reasonably be expected before additional treatment.

Will house washing remove oxidation?

Not necessarily. Oxidation is different from ordinary dirt and organic growth because it involves the condition of the exterior coating itself. We inspect questionable areas before cleaning so we can set realistic expectations.

Do you clean around windows and screens?

Yes. Exterior window frames and sills are included in our normal house-washing process, and exterior glass is thoroughly rinsed. We also pay attention to buildup around exterior screens. Detailed exterior window cleaning is available separately when you want the glass professionally finished.

Do I need to be home?

No. As long as we have the necessary access and the property has been prepared as discussed, you don’t have to stay home. We’ll notify you when we arrive and when the work is completed.

What should I do before you arrive?

Make sure your exterior windows are closed and move anything we’ve discussed during scheduling or the estimate. We’ll let you know beforehand if your particular property requires any additional preparation.

Can you wash my house if it’s raining?

Light scattered showers don’t necessarily stop us from cleaning. We stop for lightning or unsafe conditions. If weather prevents us from completing the work properly, we’ll coordinate a return or reschedule.

Our standard

The AquaFlow Satisfaction Promise

If you point out an area we’ve agreed to clean that needs additional attention, we’ll address it.
