Soft washing is a low-pressure cleaning method that uses specialized, biodegradable cleaning solutions to remove algae, mold, mildew, and bacteria from exterior surfaces. Unlike pressure washing, which relies on force, soft washing relies on chemistry.
The solution does the work — not the water. It penetrates biological growth at the root, kills it, and allows it to rinse away naturally. The result is a deeper, longer-lasting clean that doesn’t strip paint, crack tiles, erode stucco, or void manufacturer warranties.
In South Florida’s climate — where humidity, salt air, and daily rain create perfect conditions for biological growth — soft washing isn’t a luxury. It’s the only responsible way to clean most of your home’s exterior surfaces.
Every surface that high pressure would damage
The manufacturer-recommended method. Kills Gloeocapsa Magma and black algae without cracking or chipping tiles.
Florida’s most common exterior finish is also one of the most porous. Soft washing cleans stucco without etching or discoloring the surface.
High pressure strips paint. Soft washing removes biological growth while preserving your paint job and color.
Pressure washing splinters and damages wood grain. Soft washing cleans wood gently and prepares it for staining or sealing.
Screens tear under pressure. Our soft-wash solution removes green algae from screens and aluminum frames without damage.
Tiger stripes and oxidation on gutters respond to our soft-wash chemistry without the risk of denting or warping.
We use both methods — and knowing when to use which is what separates professionals from amateurs.
Pressure washing is for hard, non-porous surfaces: concrete driveways, brick, stone pavers, sidewalks, and garage floors. These surfaces need force to lift embedded stains.
Soft washing is for everything else: roofs, stucco, painted surfaces, wood, screens, and gutters. These surfaces need chemistry, not force.
Most homes need both. A typical Complete Exterior Refresh uses soft washing on the roof and walls, then switches to controlled high pressure for the driveway and pool deck. You don’t need to decide — we’ll always use the right method for the right surface.
OUR PROCESS
Every soft-wash project follows the same four-step standard.
1
We inspect every surface, identify the biological growth types, and determine the right solution mix and pressure for each area before we begin.
2
All landscaping gets pre-soaked. Furniture, equipment, and vehicles are covered or moved. We protect everything before a drop of solution touches your home.
3
We apply our biodegradable solution at low pressure. It kills algae, mold, and mildew at the root and rinses away naturally — no blasting required.
4
We walk every surface with you, rinse and neutralize all landscaping, and don’t leave until you’re satisfied. Documentation and before/after photos provided.
Treasure Coast to Palm Beach County — same standard everywhere
One visit. One crew. Every surface.
Our most common soft-wash application. Safe cleaning for tile, shingle, and metal roofs.
For the hard surfaces that need force — driveways, pool decks, and sidewalks.
Yes — soft washing is the only method recommended by ARMA and every major roofing manufacturer. It cleans without damaging shingles, tiles, or protective coatings.
We use a biodegradable cleaning solution that’s effective against algae, mold, and mildew while being safe for plants and pets when properly applied. We pre-soak and post-rinse all landscaping as standard practice.
Most surfaces stay clean for 2-3 years after a professional soft wash in South Florida’s climate. Shaded areas and north-facing walls may develop new growth sooner.
No. We pre-soak all landscaping with plain water before treatment and apply a neutralizing rinse after. We’ve never damaged a plant in thousands of soft-wash applications.
Yes. That’s exactly why soft washing exists for screens. High pressure tears them. Our low-pressure method and cleaning solution remove algae from screens and frames without any damage.
